Shaughnessy subdivision approved

Lethbridge County council has approved the subdivision of a Shaughnessy property.

During their regular Oct. 5 meeting, council reviewed a subdivision application for a property in Shaughnessy.

Subdivision Application #2023-0-111 – Fleischhauer – Lots 12 & 13, Block 7, Plan 8321EE within NW1/4 30-10-21-W4M (Hamlet of Shaughnessy) – would see a 0.32-acre title split in two.

“The current parcel would be subdivided into two equal parts, being 0.16 acres in size,” said Hilary Janzen, supervisor of planning and development for the County. “The dimensions would be 50’ x 135’, this exceeds the minimum lot size that we have in the residential hamlet district for a parcel within the Hamlet of Shaughnessy. With that, I do believe everything else meets, everything does meet the requirement of the County planning policies.”

The proposal would split the property in half along the original plan lot line, creating separate lot titles for residential use. The proposed lot to the west contains an older dwelling and rear yard shed while the east lot does not contain any structures. With the creation of the two separate lots, a new dwelling is planned to be constructed on the east lot.

“With the west lot containing the older, existing dwelling, at some future point, that older dwelling in the west lot as well can be replaced with a newer dwelling,” said Steve Hardy, senior planner with Oldman River Regional Services Commission. “The east lot will require water and sewer stub-in to allow servicing for the east lot. For both lots, access is currently provided from the north internal hamlet road.”

Hardy noted that there is a developed rear lane on the south side of the property, and the shed on the proposed west lot does encroach into the county’s laneway. This would need to be addressed – either through relocating it, removing it or getting an encroachment easement – as a condition of subdivision approval.

Ultimately, Hardy says the proposal meets the subdivision criteria and requirements of the Land Use Bylaw Hamlet Residential land use district.

Council passed a motion that Subdivision Application #2023-0-111 be approved subject to the conditions as outlined in the draft resolution.
